Watford’s best new office is open for business

The Clarendon Works, the largest new office development in Watford, has now reached practical completion and will soon be welcoming its first businesses.

Developer Regal’s 140,000sqft amenity-rich office provides Grade A central London-style workspace over 12 floors in the heart of Watford on Clarendon Road.

The office has been designed to be highly sustainable and will be one of the most energy efficient buildings in Watford with some of the lowest operational costs. It will also be 100% powered by renewable energy, certified by Ofgem’s Renewable Energy Guarantee of Origin (REGO) scheme.

Regal achieved planning permission for the office in 2022 and embarked on construction prior to confirming tenants. During the construction process, the central London-style offering of the workspace attracted high-profile businesses, with national lottery operator Allwyn taking 63,527sqft of space over six floors and global tech business Epson UK signing up for 30,530sqft.

The premium flexible offices operator YoooServ will also provide 16,795sqft of fully customisable flexible workspace on the ground and first floors, with private offices, tech-enabled meeting rooms, curated breakout spaces and videocall booths – in addition to in-house catering and event space.

YoooServ will also manage the 13,767sqft of amenity space and services throughout the building. On the ground floor BLA BLA, a sister brand of YoooServ, is operating a café that is open to the public as well as tenants, with outdoor seating that activates the street frontage.

Bomboni, another YoooServ sister company, will be providing high-quality food and beverage options for the 11th floor bar and roof top terrace, which boasts outstanding views over Watford and the surrounding countryside.

The Clarendon Works is now 80% pre-let, with just two floors remaining – a testament to the appeal of the workspace to forward-thinking businesses.

The first tenants will be moving into the building over the coming weeks.
