The Clarendon Works recognised as best-in-class workspace for Hertfordshire and the UK

The Clarendon Works, the best-in-class sustainable workplace under development in Watford, has now been officially recognised as among the highest quality office developments in Hertfordshire and the UK by an industry award double win at an event this month.

The Clarendon Works was named a winner in the Office Development category in the Hertfordshire category at the International Property Awards, which identify the highest levels of achievement in real estate, development, architecture, interior design and marketing in both residential and commercial property from across the globe.

Upon completion in Q3 2024, The Clarendon Works will provide Grade A central London-specification office space over 12 floors for businesses of all dimensions – from start-ups to established brands – at a compelling price point and just 15 minutes by train from London Euston. Floorplates on offer range from c. 2,450 sq ft to 15,300 sq ft.

The Clarendon Works has been designed by architect Fraser Brown MacKenna to high levels of sustainability. It will be 100% electric, meaning it can be fossil fuel free in operation, and is targeting BREEAM Excellent and EPC A sustainability ratings. It has already been pre-certified under the WELL Standard, a global marker of buildings that promote heath and wellbeing, and has already achieved Active Score and WiredScore Platinum.

The Clarendon Works is mixed-use developer Regal London’s first standalone office building, having previously delivered workspace as part of some of its other residential-led developments. The residential-led developer is bringing the same principles it applies to its homes – namely a first-class experience for residents, a focus on wellbeing, and exceptionally high quality of design – to The Clarendon Works. The Clarendon Works is being delivered alongside The Clarendon, which offers 168 exquisite homes, a 25th floor sky garden, concierge, cinema and gymnasium.

Lambert Smith Hampton and Bray Fox Smith are joint letting agents for The Clarendon Works.

Paul Eden, co-founder of Regal London, said: “This award underlines our commitment to develop a best-in-class workspace in Watford that is sustainable and offers businesses everything they would expect from a central London office, but at a much more attractive price point than the offices 15 minutes away in Euston and King’s Cross. We’re in advanced discussion with prospective tenants and are looking forward to completion and seeing this building realise its full potential as one of the most vibrant, sustainable, healthy workplaces not just in Watford but across the south east.”
