Regal London secures premium flexible office space provider at the Clarendon works
YoooServ has taken 16,795 sq ft at Regal London’s 140,000 sq ft best-in-class sustainable office development in Watford
Tuesday, 21 November, London – Regal London has signed an agreement with premium flexible offices provider YoooServ at The Clarendon Works, the best-in-class sustainable workplace under development in Watford set to open in Q3 2024.
YoooServ will take 16,975 sq ft on the ground and first floors for 12 years, providing fully customisable flexible workspace, with private offices, tech-led meeting rooms, curated breakout spaces and videocall booths – in addition to in-house catering and event space. YoooServ will also manage the 5,125sq ft of amenity space (cafe and rooftop bar).

On the ground floor BLA BLA, which is the sister brand of YoooServ, will operate a café – with a delicious informal food and drink offer- open to all. With Bomboni, another sister company, on the 11th floor bar and roof top terrace, providing an extensive, high-quality food and beverage offering.

YoooServ was set up to meet the demand of premium tier of serviced offices in the regions. It currently operates three sites, two in Weybridge and one in Reading with three others in the pipeline; with state-of-the-art gyms, cafes and collaborative workspaces are used by 77 companies.
The Clarendon Works will provide 140,000 sq ft of Grade A office space over 12 floors for businesses of all dimensions – from start-ups to established brands – at a compelling price point and just 15 minutes by train from London Euston. Floorplates on offer range from c. 2,450 sq ft to c. 15,300 sq ft.
Designed by architect Fraser Brown MacKenna to high levels of sustainability and is targeting BREEAM Excellent and EPC A sustainability ratings. It has already been pre-certified under the WELL Standard, a global marker of buildings that promote health and wellbeing and has already achieved Active Score and WiredScore Platinum.
