Canada Life to move into The Clarendon Works, Watford
Arada London, (formerly Regal, one of the capital’s leading privately owned mixed-use developers), has announced that Canada Life has signed for 15,265 sq ft at The Clarendon Works – the landmark workplace that opened in Watford earlier this year.
Canada Life, one of the UK’s leading retirement, insurance and wealth providers, will occupy the entire fifth floor of the Grade A development, with fit-out expected to complete in Q2 2026. The letting marks another significant milestone for The Clarendon Works, which has quickly established itself as Watford’s premier sustainable office address.
Designed to deliver a contemporary, people-centred working environment, The Clarendon Works combines high-quality architecture with advanced environmental performance. The building is 100% powered by renewable energy, certified under Ofgem’s Renewable Energy Guarantee of Origin (REGO) scheme, and has achieved BREEAM Excellent and EPC A ratings – placing it among the most energy-efficient commercial buildings in the region.
Earlier this year, the project was also awarded WELL Core Platinum certification by the International WELL Building Institute, one of the world’s highest benchmarks for health and wellbeing in the built environment. In addition, it holds WiredScore Platinum and ActiveScore Platinum credentials, reflecting its smart-building and mobility-friendly design.
This leasing activity takes The Clarendon Works to nearly 90% let or under offer, rising to 100% when including leases in negotiations. The building is already home to around 2,000 employees from leading organisations including Allwyn and Epson, reinforcing its position as a major employment hub in the heart of Watford.
As part of its wider commitment to social value, Arada London also delivered the Arada Academy during construction – a skills and training programme providing hands-on experience for groups including military veterans and individuals furthest from employment.
